• Former 3 Acre Industrial Works in Peterborough Town Centre
• The site was first introduced to us by the vendor in 2017
• The site has lapsed consent from 2013 for residential development and has now been redundant for over 10 years. Despite being another excellent location for residential redevelopment, a section of the site needs to be lifted out of a Flood Zone and the previous Galvanising works are suspected to have caused high levels of soil contamination. It has therefore been unviable for any developer to acquire the site because of an overall negative land value, until we approached the vendor with our proposal
• We have worked with the vendor over the last 2 years to try and find a solution to ensure it benefits both parties; including Site Assemblies, Grant Applications and Joint Ventures. 
• In 2020, a c.£3.8m grant was approved to CB Collier from the CPCA’s £100m Affordable Housing Scheme to bring forward the site for 100% Affordable Housing
• Our proposed scheme had 77 affordable homes, including a mixture of houses and apartments, and a mixture of Affordable Rent and Shared Ownership
• We have marketed the scheme to Housing Associations and other Registered Providers, and have since received some favourable offers to acquire and manage the finished scheme. We will work together with the chosen HA to develop, and manage the scheme from its current contaminated state to construction of the final unit 
• A Pre-App has been submitted to the LPA in 2020 and we await a response to pursue the main application
